Finding an apartment for rent is not as difficult as negotiating and paying for the rent.
You may ask an agent to make the negotiations on your behalf or you may do it on your own. Usually if an agent is to do the negotiations, the fee will be included in the charge or commission. It may be better to let your agent do the negotiations or lease agreement if you are not versed in real estate or renting. If you are knowledgeable, you can do it on your on so you avoid extra payment.
The lease is nothing but a document that details out the terms by which you rent the portent and the rights of the landlord and the tenants. It is a simple document but can carry legal implications for the tenant. In the document, you must clearly understand what comprises the rent. You should be able to note if it includes charges for services like cable, electric power and water. You must also be able to determine if the agreement spells out the kind of modifications you can make in your room. Some apartments do not allow drilling which means you may not be able to hang your favorite posters.
